AppFolio as the system of record
AppFolio is our operational backbone. Rent roll, work orders, accounting, resident communication, and owner reporting all live in a single platform. On-site teams work inside AppFolio daily; operations and ownership review dashboards weekly. The discipline of a single system of record is underrated: it is what allows us to close the books cleanly and to respond to a diligence request without reconstructing history.
A reputation engine for reviews
We run an internal engine that monitors resident reviews across Google, Apartments.com, and Yelp across the portfolio. Reviews are surfaced to the relevant site manager with a drafted response for review — not auto-posted. Retaliatory or fraudulent reviews are flagged for moderation rather than engaged publicly. The effect is faster, calmer response times and a more consistent public voice across communities.
Technology that does not reduce a human's workload is a tax, not an asset. Every system we run has to pay for itself in time returned to the team.
AI workflows, kept on rails
We use AI to accelerate repetitive back-office work — invoice review, expense categorization, drafting notices, preparing board materials — under explicit human approval gates. No resident-facing communication is sent without a person signing off. No financial transaction moves without the same discipline we apply to any other workflow. The headline is not that we use AI; it is that our ownership group can trust the output.
