Real Asset Management is an established multifamily owner-operator with communities across San Diego and Orange counties. We own and manage the properties we invest in. There is no separation between asset strategy and day-to-day operations — the same team that underwrites a business plan is accountable for executing it.
We think of ourselves as stewards of real assets and of the residents who call them home. Capital preservation, responsible reinvestment, and operational discipline are the through-lines that connect every decision we make, from vendor selection to annual budgeting to the standards we hold our on-site teams to.
Stabilized cash flow. Long hold. Measured reinvestment.
Our investment posture is straightforward: we target institutional-quality stabilized cash flow on a long-hold basis, with capital reinvested into our assets on a measured schedule.
We do not trade assets to manufacture returns. We improve them. Renovation dollars are deployed when the underwriting supports it, deferred when it does not, and always accounted for with the rigor an outside owner would expect.
Patience, in this business, is a strategy. We underwrite for the decade, not the quarter.
Operational excellence, technology-enabled
Day-to-day operations are run by on-site teams supported by AppFolio as our system of record. Maintenance, accounting, resident communication, and owner reporting live in a single platform — because operational discipline starts with a single source of truth.
We layer focused technology on top of that backbone: a reputation engine for resident reviews, internal workflows for invoice review and expense categorization, and structured reporting that ownership can rely on. Technology that does not return time to the team does not earn its keep.
Resident experience and sustainable operations are treated as operational inputs, not marketing outputs. Responsiveness, maintenance turnaround, water conservation, and energy efficiency are tracked and reviewed the same way our financial statements are.

Principal
A long-tenured owner-operator who built the portfolio one asset at a time. Kevin's focus is capital preservation and responsible reinvestment — the discipline of holding well and improving methodically. He remains closely involved in capital decisions and annual planning across the portfolio.
Jon Sweeney
Director of Property Operations
Jon leads day-to-day operations, technology integration, and resident experience across the portfolio. He is responsible for on-site team performance, renovation program execution, and the reporting cadence that ownership relies on. His focus is on translating strategy into operational detail.
Every community is run by a dedicated site manager supported by the regional team.
